Elysian – 385 Rokeby Road, Subiaco – April 2024

For most of the construction program the builder has been fortunate with the availability of trades and materials.  However, as construction has progressed from the structural trades (eg form workers, structural steel, etc) to now requiring a larger number of finishing trades (ie tilers, plasterers, etc) the builder has started to encounter delays with these finishing trades.

As the construction program currently stands the builder has lost approximately one month and consequently we are now anticipating the building should be completed and titles issued ready for buyers to move in around the end of October.  We will continue to closely monitor the situation and will update buyers if the construction program slips any further.

On a more positive note the following occurred onsite during April:

  • The walkway that will service the solar panels has been installed onto the roof and so have the anchor and abseiling points which are needed for ongoing maintenance of the building.  The builder is aiming to start dropping the scaffold within the next fortnight, which is always an exciting milestone as we will begin to see the external façade of the building.
  • Very good progress was made on level 5 with all of the internal walls stud frames completed and one side of each wall has been sheeted with plasterboard.  The electrical, hydraulic, fire and mechanical contractors are continuing their service installation.  A large number of windows and sliding door frames have also been installed.
  • The last remaining sheets of plasterboard have been hung on the walls and ceilings in the level 4 apartments.  Flushing of the sheets has now commenced.
  • Laying of the acoustic underlay and waterproofing of the wet areas has commenced on level 3.
  • Level 2 has seen all of its balustrades installed.   The wet area tiling has commenced and some of the laundry cabinets have been installed.
  • The wall and floor tiling has been completed in all of the wet areas on level 1.
