Elysian – 385 Rokeby Road, Subiaco – May 2023

I’m pleased to report that the builder had a very successful month during May and they even managed to make up some time on the construction program.

In last month’s update I stated that the builder was aiming by the end of May to have poured the western suspended slab of basement level 1 and to have made good progress on forming up the eastern suspended slab of basement level 1. You will see in the photos that not only did they manage to pour the entire basement level 1’s slab, they were also able to pour several of the columns which support the ground floor suspended slab. The builder also commenced forming the first section of the ground floor suspended slab.

The focus during June (weather permitting) will be to form and pour the entire ground floor slab. Completing the ground floor slab is always a very satisfying milestone, as we will finally get to see the building starting to come out of the ground.

Finally, you may have noticed on the above render of the rear elevation of the building that the landscaping that was to be planted in the laneway (which comes off Duke St and runs directly behind the building) has been removed. The reason for this is that the City of Subiaco had originally requested that we pedestrianised the laneway by landscaping it. However, the neighbouring residents who use that laneway have requested that the proposed landscaping be removed because after it was planted the laneway would have been too narrow for a vehicle to use. Consequently, the City of Subiaco have taken the residents’ concerns onboard and requested that we no longer plant any landscaping in the laneway. Instead, we will be providing a cash-in-lieu payment for the value of that landscaping to the City of Subiaco and they will use those funds as part of their Rokeby Road South Streetscape Masterplan.

Please be aware, that none of the landscaping that is within Elysian’s property boundary has been removed, only the landscaping that was proposed for the rear laneway has been affected.
