Elysian: September Project Update

Spring has arrived, and thankfully the rain has subsided. The improved weather has allowed the builder to make good progress on items previously on hold, such as applying the polished plaster to the building’s façade and waterproofing the planter boxes. These outstanding items are preventing the last remaining sections of scaffolding from being dropped.

While this progress is positive, the ongoing shortage of finishing trades remains a significant challenge for the builder. These trades are critical to the construction program, and as a result, the timeline has unfortunately slipped again slightly with buyers now expected to be able to move in around the start of December. We apologise for any inconvenience caused to our buyers, but I assure you that Celsius and the builder are doing everything we can to deliver the apartments as soon as possible and our focus remains on producing a high quality end product.

The following progress was made during September:

External:

  • Application of the polished plaster to the building’s façade continues, with approximately 75% completed.

  • The footpath and kerbing along Rokeby Rd have been removed and are being re-laid.
  • The parklet’s metal arches have been installed.
  • Installation of communal and apartment BBQs has commenced.

  • Planting of the landscaping is well underway.

Internal:

  • Basements: The basements are being cleared of all building materials, with the aim of commencing line marking this week. All storerooms have been completed.
  • Ground Floor: Work continues on both resident lobbies.
  • Levels 1 & 2: The apartments on these levels have been completed and both the builder and Celsius have undertaken their defect process. The builder is now rectifying any defects which were identified. Due to the shortage of finishing trades, the rectification process is taking longer than anticipated. Painting has commenced in both corridors and the timber panelling has been site measured and is currently being manufactured.

 

  • Level 3: All apartments are effectively completed. The cleaners will be commencing their first clean this week and then the builder will commence their defecting procedure.

 

  • Level 4: Floorboards have been laid in all of the apartments and laying of the carpet will commence next week. The final outstanding items should be completed within the first two weeks of October, with the apartments cleaned and the defect process commenced around the middle of the month.
  • Level 5: The laying of the apartment floorboards has commenced. The stone benchtops will be installed as soon as the floorboards are completed. Laying of the timber decking in the communal area has commenced and so has the installation of the cabinetry.
