Hot Topics – February 2017

Welcome to the first Celsius newsletter for 2017. We trust you had a great break over the festive season. Based on the number of properties that we have leased and sold so far in 2017 there were obviously a few new year’s resolutions around committing to finding a new home.

It was great to see the state government introduce a $5,000 boost to the First Home Buyers Grant for 2017 and this has certainly been a catalyst for some decision making. In this month’s newsletter we have an article specifically about the First home Buyer Grant along with changes to lending guidelines by Keystart.

Over the past few weeks we have enjoyed chatting to some of our new residents to find out how they are enjoying living in their new homes. It is pleasing to see the downsizer segment of the market increasing and we have included an interview with Brian and Margaret who recently purchased a 2 bedroom apartment at The Fitz in North Perth.

Whilst Buyer activity is up, the Buyers of today are very astute and still have considerable choice. The only properties attracting solid interest and results are those that are well located, well-designed and priced correctly. A recent price adjustment at Dorrien Apartments in West Perth has seen 7 sales in 4 weeks and now only 3 apartments remain.

We are excited to have completed our Almond Lane project in Ardross this week with the first home opens for the final 3 apartments scheduled for this Saturday and Sunday 10.30am – 11.30am. The remaining apartments are being sold on an “offers” campaign to ensure we meet the market. Located directly across the road from Garden City shopping centre this unique boutique project of just 8 residences is well worth an inspection.
