Lucent Claremont – Winner UDIA WA Medium Density Apartment Development
This month we are pleased to confirm Lucent Claremont was announced as the winner of the Medium Density Apartment Development category at the UDIA WA awards ceremony. Lucent Claremont presents as a masterpiece of design, offering location, lifestyle, and luxury in one. Located at 5 Davies Road, Claremont, Lucent overlooks the historic Claremont Oval to the East and Claremont Swimming Pool to the West. Being the sixth apartment development to be launched at LandCorp’s award winning Claremont on the Park, construction of the $40 million luxury development commenced in early 2019 and completed on time and on budget in February 2021. Our vision was to create the largest, most customised apartments in the smallest development in the precinct, focused entirely on Owner Occupiers.
Consisting of just 39 luxury apartments over 5 levels, Lucent includes 5 exclusive penthouses and 2 street front commercial spaces which are now home to Matt-Yuko BROW Specialist, a long-term Claremont business and Pace Pilates Studio. The apartment configuration includes ‘oversized’ 1, 2 and 3-bedroom apartments and penthouses offering up to 320m2 of internal living plus substantial balconies.
Lucent Claremont saw the creation of an industry first Design your Own Apartment (DYOA) campaign, with an overall aim to provide the local downsizer market the opportunity to create the residence they envision themselves downsizing into. Award-Winning Hillam Architects created a versatile floor plate allowing buyers to literally ‘design their own apartment’ to create a highly bespoke, boutique development. All in all, the campaign aimed to create an emotional attachment between Buyers and an individually designed apartment, to ensure Buyers would be prepared to buy off plan and wait for completion at a time when market conditions remained soft.
Lucent encompasses a myriad of custom designs throughout, coupled with a range of finishes options and upgrades. Bespoke specification items ranged from pet doors to skylights, while certain apartments were completely re-planned to suit specific requirements such as the amalgamation of two penthouses to create a luxury dual aspect penthouse. The DYOA campaign resulted in 10 apartment sales, or 25% of the project with very limited expenditure, prior to the official public launch.
In addition to internal apartment customisation the team wanted to create a sense of community by encouraging ‘incidental encounters’ and conversations with fellow residents in communal spaces such as the Residents Lounge, Terrace or private herb garden. The Residents Lounge and Terrace are strategically located on level 2, overlooking the oval and in line with the CFC coaches’ boxes. Whilst able to host exclusive private functions for Residents and their guests, the space has been creatively designed to offer casual social interactions.
Lucent Claremont completed on time and on budget after more than 1,500 Buyer driven variations through the design and construction phase. It is the only project in the precinct to be sold out prior to individual titles issuing.
