Park Terraces – August Project Update
I’m pleased to report that the builder has made good progress this month and whilst they haven’t yet achieved practical completion for the entire development they have finished 9 of the terraces, with the remaining 3 to be finished this week.
With a break in the weather, the builder were also able to finish the waterproofing of the podium and as you will see from the photos the planter boxes have been filled with soil ready for the landscaping to be planted. Also, at the time of the photos being taken they were about to pour the washed aggregate to the podium terrace courtyards. The washed aggregate for the entire podium will be poured in a number of sections over the period of a week.
The podium, and the 3 unfinished terraces, are the last items that need to be completed before practical completion can be granted, which we are hoping will occur within the next two weeks.
On a positive note, buyers of the terraces which have been completed have commenced their handover inspections.
During the month the following occurred:
- The perimeter fencing and gates were competed which allowed the temporary fencing to be removed.
- All of the ground floor landscaping was completed.
- Half of the feature planter boxes on the front of each terrace were completed and landscaped. The other half should have been installed by now but the contractor is struggling with labour shortages.
- The concrete driveway and rubbish collection zone were poured.
- The vehicle and pedestrian gates for the carpark were installed.
- All of the outstanding timber floors and carpets were laid.
Whilst practical completion is most likely another 2 weeks away, we have been working with the builder and consultants to get the final construction certifications completed. We need those certifications so we can apply to the Council for the occupancy permit. As soon as we have the occupancy permit then we can apply to Landgate for the titles to be issued. Once titles are issued then buyers can settle on their properties and move in.
As the approval and titling process is handled by government agencies its difficult to give definitive timeframes but we anticipate that titles should issue around the middle of October.
As we continue to hit milestones, such as receiving the occupancy permit, we will communicate directly with the buyers so they can ensure their banks are ready for when titles issue.
