Park Terraces – November Update 2021

I’m pleased to report that no days were lost due to bad weather in November and the builder was able to secure a full team of roof carpenters for the entire month, consequently good progress was made onsite.

The roof for terraces 1 to 6 has been framed and will be fully sheeted by the time this update is published. The roof frame for terraces 7 to 12 is nearing completion and will be fully sheeted by 3rd December.

On the ground floor of terraces 1 to 6 the wet areas have been waterproofed and the tilers have commenced tiling those areas. All of the stud walls have had the plasterboard hung and flushed. All baths have been installed. The internal and front entrance door frames were installed. On the first floor, all of the stud frame walls have been installed. On the second floor the stud walls have had the majority of the plasterboard hung and the ceilings hung.

On the ground floor of terraces 7 to 12 the wet areas have been waterproofed and the tilers have commenced tiling those areas. The last remaining windows were installed and the front entrance door frames were also installed. On the first floor the service trades (i.e. plumber, electrician, etc) continued to install their services. On the second floor the focus was solely on getting the roof framed.

With just over 3 weeks of construction time available before the Christmas break the builder has assured me that they are going to make a huge push to make significant progress in that time.

The builder has also undertaken a review of the construction program and unfortunately as I forewarned in last month’s update, they are now anticipating practical completion to be mid-April.

Whilst the practical completion date is an important milestone the key date for buyers is the date that titles will issue, as it’s not until this date that the buyers can settle on their property. Once practical completion is achieved, we can then apply to the City of Nedlands for the occupancy permit. Typically, this will take up to 3 weeks to issue. Upon receiving the occupancy permit we can then apply to Landgate for the titles. Landgate’s processing timeframes ebb and flow but typically they take between 2 to 4 weeks to issue title

s. Consequently, at this point in time we are likely to receive titles in late May/early June. I appreciate this is a considerable delay to what we originally anticipated and I can assure you we are, and will continue to, do everything we can to get the buyers into their properties as soon as possible.
