September 2022 Celsius Land Project Update

Lot 38 Cooyou Close, Exmouth

Celsius Land is managing the development of 24 villas and townhouses in Exmouth. Following lodgement of a planning application in December 2021, all approvals have now been obtained and construction commenced in July 2022.  A local builder, DLR Building Co., was appointed as the builder and has been able to access trades and labour as well as, importantly, accommodation for these trades. Construction is now underway with floors and walls on the ground floor units now largely complete and roof frames now well underway.

Arabian Court, Champion Lakes 

The revised cost estimate for the project has been received which, unsurprisingly, has increased since the original feasibility.  The subdivision application has been lodged and the Department of Planning has advised they will assess this concurrently with the Structure Plan. Indicative funding proposals have been requested for construction to determine the first stage size with the first proposal received this week and further proposals expected next week.

The Arabian Court Unit Trust is considering commencing engineering design in October which can then be used to obtain construction pricing.  Whilst our competitors have achieved some price growth, further price growth is required to cover recent cost increases.

Jayes Road, Piara Waters 

Advertising of the Local Structure Plan closed during September. Comments from the public and statutory authorities have been provided to Celsius and responses are now being considered. Comments have been received on the earthworks development application with amendments made to the plan to meet these comments. Subject to the outcomes of the above planning processes, an early earthworks package will be considered on the basis a reasonable contract price can be achieved.
