Sundrift Exmouth

The Celsius Property Group has a long association with Exmouth, with both Richard Pappas and Tim Grose being actively involved in the town for more than 15 years since the early stages of development of the marina precinct, as part Owners of Ray White Exmouth and more recently, Richard developing 24 residential dwellings in Cooyou Close with the Fowler Group in 2022 and 2023.  The regions play a pivotal role in the success of Western Australia and Celsius is committed to working within the regions to support the need for housing.

For many years, Celsius has closely followed the potential of the remaining undeveloped land within the Exmouth Marina, known as Superlot D. With the establishment of Celsius Land in 2020, Celsius finally had the in-house resources to pursue this opportunity. The increased tourism within WA’s regional areas during Covid laid bare Exmouth’s acute housing shortage, further reinforcing the need for new residential land supply.

In late 2020, DevelopmentWA released Superlot D for sale through an Expressions of Interest process to help address housing pressures. Celsius and the Fowler Group were shortlisted and ultimately selected as the preferred proponents. The due diligence period was extensive, with significant work undertaken to ensure the land could be developed safely. This included new long-term coastal hazard modelling, which assessed 1-in-500-year weather events over a 100-year timeframe. As a result, future housing levels across the site were raised by at least 700mm higher than existing marina areas to protect against potential flooding in case of an extreme weather event.

After considerable work, the acquisition was settled by the Fowler Group in 2024. A detailed town planning process followed, involving a rezoning and subdivision approval. Stage 1 of the development will deliver 112 residential lots ranging in size from 245m² to 2,236m², catering to a wide variety of buyers. With subdivision approval now in place, engineering design lodged for approval and civil works tendered; the appointment of a Stage 1 civil contractor is expected soon. The Fowler Group also intends to construct approximately 10 homes within the first stage.

The project, now known as Sundrift Exmouth, will ultimately deliver around 158 residential lots and 15 commercial lots.
