A frantic finish to a challenging Financial Year

We’ve experienced a frantic finish to a challenging financial year that has certainly set up the next 12 months. In this month’s news I’m pleased to announce:

  1. Demolition will commence on Friday 1 July 2022 at Elysian Subiaco ahead of the Builder mobilising to site in late July / early August
  2. We have secured development approval for 24 one and two bedroom dwellings in Exmouth
  3. We have finalised our pre-lodgement community consultation on 367 – 387 Fitzgerald Street North Perth and our team is preparing to lodge a development application in late July
  4. Our UDIA WA team of 7 participants raised over $90,000 in Vinnies CEO Sleepout on the 23rd June

Elysian Subiaco at 385 Rokeby Road is officially under way with the viewing tower coming down last week and the sales gallery closing today. We officially hand the site over to the demolition contractor on Friday the 1st of July  to commence demolition as we finalise our agreement with BGC Construction to commence onsite in late July / early August. This is a momentous outcome in what has been a very challenging construction environment however we have complete confidence in BGC’s apartment division to deliver our bespoke development in South Subiaco. BGC have completed a number of award winning developments in recent times including Essence by Blackburne in Claremont and Eden West by Edge in Floreat. Elysian comprises just thirty-four 2, 3 and 4 bedroom apartments with a range of apartments presently available from level 1 to the penthouse level. There remains a limited opportunity for Buyers to secure one of our luxury apartments prior to the 50% stamp duty rebate (up to $50k) expiring once construction commences onsite.

On the 4th January 2022 we pushed the button with Plus Architecture to design 24 one and two bedroom dwellings located at lot 38 Cooyou Close Exmouth. Plus Architecture have worked expeditiously and we were able to achieve a Development Approval from the Shire of Exmouth in late April. Like most regional towns in Western Australia, Exmouth is suffering from a chronic shortage of properties of all types including residential, worker accommodation and tourism and it was important to us that we designed a development in a manner that could be adapted for each use. We expect to appoint local builder DLR Construction, owned and operated by Peter Dellar, the contract to construct the development. Peter has been instrumental in assisting our team of Contractors over the past few months and his exceptional track record as a local Builder is second to none. We have an ambitious target of having the first stage of 14 villas complete ahead of the total solar eclipse in April 2023 with the 10 apartments to follow shortly thereafter and despite the current construction environment we are confident that DLR Construction is best placed to meet this goal. We are very pleased to be developing Lot 38 as a Joint Venture with the Fowler Group.

In 2015 we commenced discussions with the Tolcon Family who had for multiple generations owned 3 lots on the corner of Alma and Fitzgerald Street in North Perth. Over the past few years we have been working on development options for the site that would invigorate the North Perth town centre. It is imperative to us that we see great community benefits coming from our North Perth development including retail and office, public car parking, significant landscaping, exceptional design, excellent environmental outcomes and importantly diverse housing choice for locals to right size within their community. Through discussions with our Fitzgerald Street neighbours we have been able to consolidate an extremely rare opportunity to develop over 4,700sqm incorporating an entire street block from Alma Road to Raglan Road. This footprint has allowed us to design a meaningful ground floor retail offering creating a true mixed use opportunity. We have also paid particular attention to the transition to our residential neighbours to the West, with the current design having over 50% of the site at only 3 levels whilst moving the bulk of the building toward Fitzgerald Street. The development now  incorporates two buildings sitting on a 3 level podium. We have been able to achieve design excellence by exceeding the 10 principles of good design as outlined in Design WA  guidelines. Acknowledging the design outcome requires additional height across parts of the site we believe the careful consideration of where this height is placed is beneficial to all. Once the development is lodged we will provide you with more detailed information on what is proposed and we encourage all parts of the community to participate in the public consultation process that will be run by the City of Vincent.

Finally I am pleased to announce that as part of my 6th Vinnies CEO Sleepout we put together a UDIA WA team of 7 members who all make their living in the property industry. Sleeping out for one night then attending work the next day is hard, but nothing in the context of what the thousands of homeless in our State go through every single day. What started out as a goal to raise $35k turned into a very impressive $90,000 from over 415 donors. I am extremely grateful for the support of my fellow participants, our Celsius team that always backs my homelessness charity initiatives and the plethora of donors that always get behind this fabulous cause.

Without a doubt the past 12 months has thrown up many challenges however the team at Celsius continues to go from strength to strength thanks to our amazing Clients, Directors, staff and families. We live in a beautiful city in a beautiful state with so much to offer and remain optimistic about all that WA has to offer.
