Bold Projects Require Significant Community Support

Following on from last month’s newsletter where we confirmed we had lodged the Development Application for our proposed development at 367-387 Fitzgerald Street, North Perth, the City of Vincent’s community consultation period opened on 12 September 2022 and will run through to 17 October 2022.

To assist with the community consultation process we have created a pop up information centre at 369 Fitzgerald Street where we recently hosted an Open Day to give the community an opportunity to look through detailed information about our development application, as well as view the design and ask our team any questions. We had over 100 groups through the Open day and were very pleased with the general feedback and interest in our development and what it might do to rejuvenate the North Perth town centre whilst at the same time providing a new era of housing choice for residents of North Perth.

It is important that the City of Vincent hears from all members of the community and not just those that are opposing the proposal. The development encompasses over 4,700m2 of prime inner city land along Fitzgerald Street from Alma Road to Raglan Road and directly across from North Perth Plaza.

Significant landholdings in locations such as this are incredibly rare and we owe it to ourselves and the community to ensure what is created becomes a landmark not just for today, but for many decades to come. Located in the heart of the North Perth town centre on a high frequency bus route just 3km from the Perth CBD, this site meets all the objectives of current State planning policies to promote infill development in established town centres and transport corridors.

By focusing more intensive infill development in the town centre, 387 Fitzgerald will facilitate more sustainable development by creating a walkable neighbourhood for its residents while adding to the vibrancy of the town centre. Importantly, the development will also protect the existing character streets of North Perth from further subdivision and the loss of tree canopy that comes as a result.

Our expert team of architects and consultants have been tasked with creating a quality, high amenity development that brings together vibrancy, rejuvenation and housing choice.  The design of 387 Fitzgerald aims to create a place that provides outstanding benefit to the community, a place where North Perth residents want to come together and stay awhile. It aims to be a lively community space attuned to the charm of the neighbourhood that provides diverse opportunities to live, shop and socialise locally.

We have summarised below some of the key design features and community benefits –

  • Reinvigoration of North Perth’s town centre and shopping precinct
  • North facing alfresco, cafe and dining with safe play areas nearby
  • 102 public parking bays with 2-hour free parking and 50 bicycle bays
  • Generous accessible sidewalks, outdoor seating, public art and nature spaces
  • 97 one, two and three bedroom apartments (54% being 3 bed, 2 bath) with more than 1300sqm of residential amenity
  • Over 4500sqm of commercial space including significant ground floor retail and 1,500sqm on levels 1 and 2 to be taken up by the existing landowners and Celsius
  • 56% of the development at 3 storeys or less
  • Community business centre with meeting room, Wi-Fi and video conference facilities
  • Sustainability focus with 5-Star Green Star equivalent, renewable energy generation and EV charging stations for residents and the community
  • Greening of the town centre with an additional 62 trees, increasing the urban canopy by 1500sqm

The proposed development has been able to accommodate over 50% of the site being 3 storeys or less with a focus on pushing the bulk and scale away from the western residential neighbours toward Fitzgerald Street.
