Choosing a Property Manager

In January, CoreLogic released their Quarterly Rental Review stating that Perth recorded the largest increase in rent (8.1%) in the previous 12-month period compared to other capital cities in Australia. The median rental price in Perth is not the highest in the nation, still making it an affordable capital city to live in. As investors continue to enter the market and with the pressure of cost of living on current landlords, many are shopping around in the property management industry looking for great service at a great price.

Some of the managements we have gained over the last 12 months have been from landlords who have been self-managing their property. Whilst this may sound like a good idea initially, it is generally not a cost saving exercise. When landlords reach out to us after self-managing, it is usually because there is an issue – whether that be: the tenant has fallen behind in rent, the property is damaged, there is lack of communication, or they are trying to terminate the lease agreement.  All of these can put an emotional and financial strain on the landlord. Self-managing a property also requires record keeping; creating your own tenant ledger, drafting a lease agreement, keeping invoices for maintenance or bank statements as your tax accountant will require all this information at tax time.

That doesn’t mean we’re not looking for the best deal for our clients – we are always on the hunt for a second quote for comparison or even engaging a new company if it means better service for our clients. At Celsius, we don’t charge extra or add a percentage on quotes obtained or invoices paid either!
