Celsius Property Management’s Success Secret

We have seen great success in our Property Management department through the integration of our Development, Sales and Strata Departments at Celsius. The end-to-end working relationship has seen Celsius Property Management play a part in leasing out our new development projects, Lucent Claremont, and Vic Quarter in the past 12 months.

With no off the plan sales, the apartments at Vic Quarter were not released to the rental market prior to completion. Our Property Management team were thrilled to gain the management of 11 apartments at VQ from the Landowner straight off the bat. Before the development was completed, we had a waitlist of prospective tenants offering $350 – $650 p/w for a mix of 1 and 2 bed apartments. All 11 apartments were leased in one week with no formal advertising!

12 months on, as all apartments except five in the building have been sold by the Celsius Sales Team and the Landowner offered up 11 apartments to the Celsius Sales team to advertise to the investor market. The current tenants have been able to stay in these apartments as they present as the perfect investor purchase, complete with quality tenants and a good weekly rental price.

We are happy to announce that two of the initial VQ tenants have purchased their own apartment within the building since moving in January 2020 and two other tenants have moved to other apartments in the building that have been purchased by investors just so they can enjoy the lifestyle VQ has to offer.

We still have a waitlist of qualified tenants and are still receiving rental enquiries on available apartments, something we find a testament to the whole of Celsius Property Group.

Following the success of Vic Quarter, we were lucky enough to gain management of three investor purchasers at Lucent Claremont. Lucent Claremont reached completion on the 17th of February 2021 and within one week, all three apartments were leased, with one three-bedroom apartment achieving a weekly rental price $150 over the asking price.

60% of the people who attended the home open at Lucent lived in the surrounding apartment buildings on the grounds of Claremont Oval and had watched the development come to life. After receiving over 24 enquiries in one day since the properties were advertised, our Property Management team worked together to run only one home open, showcasing all three apartments for viewing. As a result, we received 7 applications and leased all three apartments.

Some of our home open visitors at Lucent’s home open knew about Vic Quarter and were excited to see what Celsius had developed in Claremont. Those people that missed out on securing an apartment at Lucent have since asked to be placed on the rental waitlist for VQ!

Our communication with owners and tenants has proved an asset between the different departments at Celsius. Many of our existing tenants have made it clear that they would like to continue renting through Celsius due to our great culture over the whole company. We have had many tenants become Landlords, purchasing through our Sales Department, who’s strata management is then managed by our Strata Department.

Our Property Management team take pride in the part we play in Celsius’ integrated group, assisting where we can deliver the best possible service to our owners and tenants alike. We take pride in the management of the beautiful properties our Development Team produce, and we are excited to be able to offer these high-end properties to the rental market.
