125 Bank Street – May Update 2022

May was a frustrating month, with good progress made on villas 5 to 8 and very little progress made on villas 1 to 4.  You will remember from last month’s update that villas 5 to 8 had their roof cover on which has then allowed the internal trades to commence their works this month.  Villas 1 to 4 were waiting for their roofs to be sheeted and unfortunately the roof contractor’s team was severely affected by covid and staff shortages.  They were only able to sheet villas 2 and 4 for the month, with villas 1 and 3 still without roof cover.

The following works were completed or commenced during the month in villas 5 to 8:

  • The installation of the kitchen and laundry cabinets has commenced in villa 7. Villas 5, 6 and 8 will see their cabinets installed during June.
  • All of the wet areas for all of the villas were waterproofed and the majority of the tiling has been completed.
  • The roof plumber has completed the majority of the gutters.
  • The garages have been rendered.
  • The remaining white set was applied to the internal walls.
  • All of the ceilings were hung.
  • The external reflective wall insultation has been hung.
  • All internal doors hung.

Villas 2 and 4 have had:

  • Their walls floated and next week they will commence applying the white set.
  • The wet areas have also started to be waterproofed.
  • The mechanical fitout has commenced.
  • The roof plumber has completed all of the gutters.
  • All of the external rendering has been completed.

Nothing can occur on villas 1 and 3 until the roofs are sheeted.

Externally main switchboard for the site was also installed, which will allow the electricians to commence wiring up the villas to the board.

Unfortunately, due to the delays with the roofing contract, the builder has slipped a little further in their program and they are now anticipating a mid July practical completion date.
